The most important decision for a Buyer and/or Seller to make when pursuing their next move, is choosing a Broker to represent their best interests. If you have already made the choice to use a full service brokerage, take the time to interview several Brokers. Some important questions to ask are:
1. How long have you been in the business?
2. Are you familiar with market value in the area we are looking to buy/sell in?
3. Do you have written referrals you can provide from past clients?
4. What does your marketing plan entail?
If you are considering selling your home and are specifically looking for an agent to market your home, be sure and ask them to share their marketing plan with you. There is a wide range of services Brokers and Brokerages offer. Since you are paying top dollar for a Broker's services, it's important to check out your options. Find out if their marketing plan includes complimentary professional photography and home staging. Do they advertise on all social media and major real estate websites? Do they offer QR codes on all marketing material, making it easy for potential buyers to view your home online with their smart phones? I offer these things at no additional cost to the Seller. Not all Brokers offer these services. I've found by taking these extra steps, my listings sell quickly for top dollar.
By choosing the right broker, you will get top dollar for your home if you are a Seller. If you are a Buyer, an experienced broker should be able to negotiate a fair price for your home purchase.
Change is something that most of us don’t do well. Unfortunately, when the economy started its decline in 2007, we were not given a choice. The changes in the real estate market affected home buyers and home sellers in a way that nobody will forget.
The good news for home Sellers... Home values in 2017 have surpassed home values prior to the 2007 decline. Short sales are rare because market values have increased, so most Sellers finally have enough equity to sell. It is currently a Seller's market!
The bad news for home Buyers... It is a Seller's market due to the low amount of homes for sale. Due to the low amount of inventory, when homes are listed, they sell quickly for top dollar. Many, with multiple offers bidding the price up. For a Buyer to be successful in this market, it is imperative that they have an experienced, full time Broker guiding them through the process.
I currently reside in the Snohomish/Monroe area with my husband and many farm friends. We live on the property that my husband's grandparents homesteaded in the late 1800's. I have 2 grown children and a grandson that has captured my heart.
